Not all water is the same

The industry standard for water damage (IICRC S500) sorts water by how contaminated it is. The category decides what can be saved and how the job is done.

CategoryTypical sourcesWhat it means for you
1 · CleanSupply line, burst pipe, ice maker, overflowing sink with no contaminantsCarpet and pad can often be dried in place if we get there fast.
2 · GrayWashing machine or dishwasher discharge, toilet overflow with urine onlySome materials need removing; everything gets cleaned and sanitized.
3 · BlackSewage backup, rising flood water, water that has sat for daysPorous materials come out. Keep kids and pets away until it's cleaned.

Questions

Straight answers

Does homeowner's insurance cover water damage?

Sudden, accidental water such as a burst pipe or a failed water heater is usually covered. Slow leaks that went on for months usually aren't, and rising flood water needs a separate flood policy. Your policy decides; we document the damage so your adjuster can make the call quickly.

Can I choose my own restoration company?

Yes. Your insurer may suggest a vendor, but you decide who works in your home.

What should I do before you arrive?

Shut off the water at the main if you can do it safely. Turn off power to wet rooms at the breaker. Move valuables and electronics off wet floors. Take photos. Don't use a household vacuum on standing water.

How does mold remediation work in Texas?

Texas requires a licensed mold assessor to inspect and write a protocol before remediation of 25 square feet or more of visible mold, and that assessor must be independent of the company doing the cleanup. We coordinate the assessor, do the remediation under a TDLR-licensed contractor, and provide the Certificate of Mold Damage Remediation when the job passes clearance.

How long does drying take?

Most water jobs dry in three to five days. We take readings every day and keep the equipment running until the materials reach dry standard, not until a date on a calendar.
